Our goal for us and our partners is to diversify off of Wall Street and build passive streams of income through real estate. We only invest in deals that offer positive monthly cash flow and never bank on appreciation. This provides resiliency to our investments as the positive cash flow allows us to ride out any potential market downturns.
Real estate allows you to take control of your investments and create your own wealth. What other investment gives you the ability to use leverage (the bank) while creating monthly cash flow (we invest for positive cash flow only!), all while someone else pays your loan for you (those rent checks pay down the mortgage every month) and offers some of the greatest tax benefits around? Any added property appreciation (either forced through renovations or naturally through the market) is just the cherry on top!
We partner with both equity and debt investors depending on what the deal warrants. For debt partners, the investment is more short-term (6-12 months) and pays a fixed interest rate with the property as collateral but does not include any equity ownership. We typically look to return invested capital plus interest after renovating and refinancing the property. This deal structure works best with single-family and small multi-family properties needing renovations to improve the property value.
For equity partners, the investment is usually more long term (4-5 years) but includes equity ownership and profit sharing of the monthly cash flows from the property. With an equity partnership, we pay dividends on a quarterly basis and typically look to return capital plus equity profits by refinancing or selling the property after 4-5 years. This deal structure works best for small multi-family properties and assisted living facilities.

Jarrett developed his love and obsession with real estate after picking up a copy of Robert Kiyosaki's "Rich Dad, Poor Dad" in 2017. He's been on a constant journey since then to become an expert in real estate investing by immersing himself in books, podcasts, networking and mastermind groups. Jarrett is a graduate of Northern Illinois University with a B.S. in Business Management along with a MBA in Finance from the University of Missouri-Kansas City. His primary focus is finding new investment deals, developing creative financing strategies, and continuing to grow the infrastructure of JMD Real Estate Investments, LLC.

Michelle brings her organizational expertise to the business from her decades long experience as an Executive Assistant. Graduating from The University of Kansas Business School, Michelle's main focus is tracking property financials, monitoring key performance indicators, and continuously looking to streamline business operations. She helps manage the business and has proven to be an invaluable asset to JMD Real Estate Investments, LLC.
